Option 1 - Freehold Ownership

Buying a freehold apartment in Thailand provides foreign investors and home owners security of tenure and provides absolute and full rights of ownership over the property indefinitely.


Purchasing an apartment at Waterfall Heights through Propertystore Thailand Co.Ltd (a limited company) means that you will have ‘Freehold Ownership’ on a debt free and unencombered property in Patong Bay, Phuket Thailand, which may be sold or bequethed to heirs.


Option 2 - Leasehold Ownership

The alternative is to acquire your apartment through a leasehold tenure in which case you are allowed to own the apartment for a set period of 30 years with the opportunity of renewing the contractual agreement for two subsequent 30 years period extensions(90years), protected under Thai law.

 

This lease entitles foreign nationals as the land lessee and rightful occupier during the entire lease period, and is acknowledged by Thailand’s Land Department as a guaranteed right, which may be sold or bequethed to heirs.

YOUR RETURNS

Patong is the biggest and most commercial beach in Phuket and almost every foreigner who visits phuket comes to Patong. PROPERTY INVESTMENT VISAS


Investment visas are unique because anyone can get them regardless of employment, spouse, age, or nationality and it allows you yearly renewable long term stay in Thailand. You and your family can qualify under Thailand’s investor visa program by purchasing or leasing a brand new apartment (under the Condominium Act) in Thailand from a developer. Second hand properties are not covered under this program.

Thailand’s investment visa is for investments of 10 million baht or more (around US$300,000), and can be acquired via the purchase of multiple properties totalling that value.

The requirements are straightforward, where just an EFT and bank statement are required as proof of your investment, apart from the obvious other ID requirements.

A Thai property investment visa nonetheless allows you yearly repeat access to one of Asia’s most centrally located and dynamic economies. Of course, this enables you to live in Thailand for as much as a lifetime if that’s your goal.


 

TOURIST VISAS


This is a 60-day Tourist Visa to Thailand that can either be a multiple or single entry and can be extended for up to another 30 days by means of a visa run. Well if you want to extend longer than 30 days, you can convert the visa to a Non-Immigrant Visa which will require you to go to the nearby city or country such as Penang and Kuala Lumpur, Malaysia.
